We first became aware of this product from an article in, The Denver Post. If it performs according to the manufacturers claims, the way we value and remediate properties with fungal or bacterial infestations and those with odor problems, including cigarette smoke.

Fogging Away Mold Problems May Save Billions for Property Owners

“Mold rolls over when it sees this coming,” jokes Brian J. Kalamanka of Modec, Inc., speaking of, Modec Decon Formulation, a product developed to neutralize anthrax toxins. Delivered in a foam, this solutions kills anthrax bacteria and the bacterial toxins that make it dangerous. The molds, and the mycotoxins these molds emit, that grow in building materials and threaten people’s health are so easily killed by, Modec Decon Formulation, that it can be delivered by a fogging device.

The normal procedure for mold cleanup is removal of all infected materials. Workers must wear HAZMAT suits and work in areas isolated from the environment. Materials are treated as toxic waste. The process is dangerous, costly and time consuming. In the worst cases, buildings with all contents have been completely demolished and hauled away as toxic waste. Modec Decon Formulation, seems to offer an inexpensive alternative to removal of materials that is safer for people, pets and environment.

Results of testing in Florida led Kalamanka to speculate that mold infested building materials that have not lost structural integrity might be saved. Air samples taken before and after fogging suggest that, Modec Decon Formulation, kills all mold, mold spores and mycotoxins, in building materials leaving them resistant to further mold or bacteria growth.

This product is available in 4-gallon containers from the Englewood manufacturer. Professional mold remediators are now using the product. A retail product for home use is in the works. If this product performs as expected, it could save significantly in terms of health problems from sick buildings, property and income loss from mold remediation, and litigation against property owners, real estate agents and home inspectors.

The manufacturer claims this product:
· Disinfects, deodorizes and cleans porous and non-porous surfaces.
· Deodorizes areas prone to musty or foul odors caused by microorganisms.
· Can be used to clean air duct surfaces.
· Controls mold and mildew on hard, non-porous surfaces.
· Cleans stains caused by mold and mildew growth.
· Retards mold regrowth on surfaces.
· Deodorizes water-damaged carpet.
· Effective for treating smoke odors from fire, cigarettes, and cigars in home or car.
· Eliminates odors caused by microorganisms and metabolites of mold, including mycotoxins and microbial volatile organic chemicals, and allergens.
· Exhibits effective disinfectant activity against the organisms: Staphylococcus aureus, Salmonella choleraesuis, Pseudomonas aeruginosa, and meets requirements for hospital use.
